When you move into a new home, you should change the locks on your house. You have no idea how many copies of the house keys are floating around out there from the previous homeowners, so changing the locks will keep your new house more secure.

To Make a WILL
It is highly advisable to make a Spanish will if you own assets in Spain, including Spanish property, as by making a will you will ease the administrative burden on the beneficiaries of your estate and ensure certainty for them upon your death.
Writing a Spanish will can be the best way to ensure that your Spanish assets are dealt with according to your wishes.
In Spain, in the absence of a will, any children and a spouse are the legal beneficiaries. Because of this, depending upon where you are habitually resident immediately before you die, you may only have one third of your estate to do with as you please if you have no will from either Spain or the UK.
If you are resident in Spain at the time you die and you have not made a “chose of law” on a Will, your worldwide estate will be governed by Spanish Law. This means that should you have assets in the UK, they will be tied to Spanish law and Spanish inheritance rules such as the forced heirs will apply.
The rules in Spain dictate that a Will must be signed by a notary and submitted to the Central Registry of Wills. Professional advice should therefore be sought by a qualified lawyer and tax adviser in both countries to decide the best course of action.
Solicitor
It is recommended to have your own solicitor although not a requirement. Solicitor’s will do all the property checks i.e. depts, encumbrances, name change of utilities and IBI. We can highly recommend a couple of solicitors which we have worked with for many years, they work for you not for us!
